Keys handed over for 76 new homes with social rents in Provençals de Poblenou

The public housing stock in Sant Martí gains 76 new flats in C/ Veneçuela, 96, in the neighbourhood of Provençals del Poblenou. The families moving into the flats will pay monthly social rents that do not exceed 40% of their income. The flats are part of the largest housing project in the district, which also includes 60 homes with services for the elderly and 15 dwellings to be handed over soon. Some 300 people will live in the homes in all.

The homes have been assigned according to type, as follows: 21 flats for people under 35; 17 flats for people from the neighbourhood and surrounding neighbourhoods (Provençals del Poblenou, El Besòs i el Maresme and Diagonal Mar i el Front Marítim del Poblenou; 7 flats for single-parent families, and 4 adapted flats for people with reduced mobility. The rest have been assigned to applicants registered on the Barcelona Register of Officially Protected Homes.

Those moving into the flats will pay a social rent according to the floor space of the home, roughly between 394 and 662 euros a month. The combination of this rent and the communal costs for the homes will not exceed 40% of the income of the family nucleus.

The building has a basement, a ground floor and seven floors of homes. Work began in August 2021 and entailed an overall investment of more than 18.3 million euros.

More sustainable construction

The teams of architects for the project were part of a joint venture between Peris Toral Arquitectes and Eletresjota Tècnics Associats. The development is characterised by its energy sustainability with a bioclimate atrium that regulates the temperature of the homes, and a prefabricated concrete structure that halves the quantity of concrete needed per square metre, in turn halving CO2 emissions.
